A twisted or rusted frame brought back to a closable opening
Frame repair finds the twist before new hardware is thrown at the symptom. Reinforcing plates, anchors, welds, and filler are used only where the metal can take them. The anchor is checked. Hardware waits until the opening is square enough to close. Spread frames, missing anchors, a torch used next to a fire label, and skipped hinge reinforcement are the ways a repair becomes a worse door.
Call it when the latch misses because the frame moved, or rust has opened a hole at the strike. A full replacement is the better quote when the frame is torn out of the wall. Photos of the head and both jambs save a second trip.
Anchors, welds, and the label that a torch can ruin
The repair includes finding the twist, securing the anchor, and only then resetting hardware. It does not include a new exit device unless the old one no longer reaches. NFPA 80 cares about labeled frames. SDI anchor practice is the reference for how a frame is held in masonry. Paint is touched up at the prep. A cosmetic repaint of the corridor is not the job.
Loading docks in Virginia and service alleys in DC shove frames out of square with carts. We look at the wall anchors before we grind anything. A labeled frame does not get a torch scar through the label so a plate can be welded in a hurry.

Why not install the new strike and hope the frame follows?
A strike in a spread frame holds for a week. The leaf still hits high or low. The twist is fixed first so the hardware has a straight path.
When is a weld the wrong repair?
Next to a fire label, or on a frame so thin the weld will blow through. Those openings get a plate, a replacement frame, or a stop. They do not get a casual bead.
What do you check on the anchor?
That it still bites the wall. A frame with loose anchors will walk back out of square no matter how square we leave it on Tuesday.
Can filler and paint hide a hole at the strike?
Filler can close a cosmetic pit. It cannot hold a strike screw. If the metal behind the strike is gone, the repair is a plate or a new frame section.
