Butts, continuous hinges, and pivots that carry the real weight
Hinge and pivot work starts by treating the leaf as a weight, not as a picture of a lobby. Butt hinges, continuous hinges, offset pivots, and intermediate pivots are selected from the load, not from whatever was on the shelf. The leaf is weighed or judged from its construction. Screw purchase is checked. The pivot is aligned. Worn bearings are replaced instead of oiled forever. Three hinges on a tall heavy door, short screws, a pivot out of plumb, and a sagging rail are the usual reasons the latch suddenly misses.
Call when the door has dropped, the knuckle is chewing itself, or a continuous hinge was specified and never installed. This is not a panic-bar job. If the only photo you have is of the exit device, we still need to see the edge and the top pivot. A lobby picture does not show the hinge.
Screw purchase, plumb, and a tall door on three hinges
The work replaces or repositions the hinge or pivot, fills worthless screw holes, and checks the reveal after the leaf is hung. It does not include a new closer unless the closer was masking the sag. NFPA 80 has hinge rules on labeled doors. The manufacturer's load chart is what keeps a light residential butt off a 400-pound leaf.
Commercial stairs and exterior courts in the region use doors that are taller than a house slab. A three-hinge pattern copied from a residence will sag. We say so before the screws go in. Pivots on glass and aluminum stiles are a different geometry from a hollow-metal butt, and they are not adjusted with the same shim.
Frequent questions
Why does the latch miss when nobody changed the lock?
The leaf dropped. Hinge wear or a pivot out of plumb moves the latch off the strike. A new latch in the same sagging door misses again.
When is a continuous hinge the honest upgrade?
When the door is heavy, tall, or already tearing out of three butts. It spreads the load. It is not automatic on a light interior door that only needs longer screws into the frame.
What do you do with screw holes that no longer hold?
They are filled or moved so the new screw bites metal or sound wood. A longer screw into the same stripped hole feels tight for a day and then lets go.
Can a pivot be squared up without pulling the door?
Sometimes the adjustment is in the pivot itself. If the frame is out of plumb, shimming the pivot cover will not last. We say which of those two we found.
