Slats, guides, and a bottom bar that must lock and stop
Roll-up doors and grilles are not storefront panic hardware. The visit inspects slats and guides, tests the bottom-bar lock, checks operator limits, and lubricates only the points the maker names. A bent guide, a locked brake, a missing hood, and a forced bottom bar are the conditions that make a door look 'stuck' when the lock is fine.
Schedule it when a service door or a grille will not travel, will not lock, or slams into the stop. This is the wrong page for a glass lobby. Tell us if the door is hand-chain or motorized so the van carries the right tools.
Limits, brakes, and a hood that is actually there
Inspection, lock test, limit check, and specified lubrication are the job. Replacing a whole curtain is quoted if the slats are creased. The manufacturer's manual is the limit reference. Egress rules apply if people rely on that opening as an exit. We do not force a bent bottom bar straight and call it locked.
Alleys behind DC restaurants and Maryland warehouses collect impacts at the guide. A guide that is bowed will eat slats until it is realigned. We will not add a hasp that blocks a required exit so the door 'feels more secure.'
Frequent questions
Why ask whether the door is chain or motor before the truck rolls?
The locks and the limits are different. A motor with a tripped brake is not repaired by a bigger padlock on the bottom bar.
What does a limit check prevent?
The curtain traveling past the stop and folding itself, or stopping so high the lock cannot engage. Limits are set and then the door is run while we watch.
Can a bent guide be hammered back on site?
A small bend, sometimes. A crushed guide needs replacement or the slats will keep shaving. We say which one you have before anyone swings a hammer.
Where is lubrication not supposed to go?
On the brake, on the lock cylinder, or anywhere the manual does not name. Extra oil on a brake is how a door fails to hold.
