A leaf that no longer closes, labels, or accepts hardware

Door replacement, as distinct from a full frame job, swaps the leaf and deals with the hardware that must move with it. Size and rating are matched. Hinges, the closer, and the lock are transferred or replaced. The closer is adjusted to the new weight. The schedule is updated. Dropping the rating, a hinge mismatch, reusing a closer on a heavier door, and leaving the opening unlabeled are the shortcuts we will not take.

Use it when the frame is sound and the leaf is the failed part. If the frame is twisted or rusted through, the frame repair or a frame-and-leaf replacement is the honest scope. Bring the label photo if paint has not buried it.

Rating, hinge match, and a closer that was sized for the old weight

You get a leaf that matches size and rating, hardware that fits it, and a closer adjusted afterward. You do not get a lighter cosmetic door on a rated stair. NFPA 80 and positive latch are the checks. An unlabeled opening is described as unlabeled. We do not stencil a rating onto it.

Stair doors in DC multi-family buildings are where a lighter replacement leaf becomes a code problem. We keep the rating. Office suites in Virginia sometimes only need a non-rated leaf, and that is fine when the opening was never a barrier. The difference is the label and the wall, not the color of the skin.

Frequent questions

When can the old closer stay?

When it is the right size for the new leaf and it is not leaking. A heavier leaf on a small closer will not latch. We check size instead of bolting the old arm back on out of habit.

What does positive latch mean after a replacement?

The latch catches on its own when the door is allowed to close. A door that needs a hip to latch is not finished, rated or not.

Will you copy a missing label from memory?

No. If the label is gone, we do not invent the minutes. The new leaf follows what the opening is required to be, or we stop and ask the person who can document it.

Do the hinges always transfer?

Only if the pattern and the weight match. A leaf with a different knuckle spacing needs new hinges. Forcing the old screws into new locations splits the edge.
