Seals and thresholds that close the gap without jamming the latch

Weatherstrip work measures the gap before a fat seal is stuffed into it. Kerf seals, door sweeps, thresholds, and rain drips are chosen for the gap that exists. Threshold height is set so it does not become a trip. The latch is tested after the seal is in, because a seal that is too thick holds the door open a crack and the latch never reaches. Daylight at the head and latch drag are checked in the same visit.

Ask for it when you can see light around a door or the threshold catches every toe, and the door itself is staying. A new leaf is a different scope if the door is sprung. A photo of the daylight gap helps.

Kerf seals, sweeps, rain drips, and a threshold people can still cross

Measurement, a seal that fits, threshold height, and a latch test are included. A new storefront is not. ADA threshold height, where that opening must meet it, and ordinary clearance for the latch are the limits. We do not stack a tall threshold under a door that then cannot latch.

Alley doors with a gap at the head need a different seal than a door with daylight at the sill. One fat peel-and-stick around the whole stop usually causes latch drag. The head, the sides, and the sill are chosen separately. A rain drip is added when water is entering at the top, not as decoration.

Frequent questions

Why does a thicker seal sometimes make the lock worse?

It holds the door off the stop, so the latch barely reaches the strike. The seal has to match the gap. Thicker is not tighter if the door no longer closes.

How high can the threshold be?

Low enough for the opening's rules and low enough that the door still clears it. A tall saddle that looks durable and trips people, or that stops the door short of the latch, comes back out.

Do you treat daylight at the head the same as daylight at the floor?

No. The head often wants a drip or an adjusted stop. The floor wants a sweep or a threshold. One product rolled around the whole frame is how the latch starts to drag.

When is the door itself the problem rather than the seal?

When the leaf is sprung or twisted, so the gap changes as the door closes. A seal cannot straighten a leaf. That is a door repair, and we will say so.
